DSCR Loan vs Bank Statement Loan

Self-employed and choosing between a DSCR loan and a bank statement loan? They qualify on completely different things. For a rental, one almost always wins.

If you are self-employed, the standard mortgage process fights you, because it wants W-2s and simple tax returns you do not have. Two non-QM products solve that in different ways: the DSCR loan and the bank statement loan. They are often confused, but they qualify on opposite things. What each one qualifies on

A DSCR loan qualifies on the property. The lender checks that the rent covers the payment through the debt service coverage ratio, and your personal income is not part of it. A bank statement loan qualifies on you. The lender estimates your personal income from 12 to 24 months of bank deposits, then runs a debt-to-income test like a normal mortgage, just with deposits standing in for tax returns.

Which to use

For an investment property, the DSCR loan almost always wins. It was built for rentals, it ignores the personal income that is hard for you to document, and it keeps working as you scale because there is no property-count ceiling and no debt-to-income wall. A bank statement loan makes more sense when you are buying a primary residence and need to prove personal income without tax returns. If your deal is a rental, start with DSCR and confirm it on the calculator, then check your profile with the pre-qualifier.
