Work through these, in order

1. Analyze your first deal. Run a property through the DSCR calculator and the cash to close calculator, then score it on the five lines with the pre-qualifier. Not sure which loan fits? Run the financing recommendation and the deal analyzer.
2. Check a BRRRR. Confirm your capital comes back on the BRRRR calculator before you buy.
3. Read the market. Place any quote against the Rate and Terms Survey to see whether it is fair.
4. Choose your financing. Compare loan types in the DSCR guide, hard money, BRRRR, and portfolio guides.
5. Repeat. Run every deal through the same screen. That is the system the book is built to give you.
