Best DSCR Lenders in Michigan (2026)

Michigan, and Detroit in particular, offers some of the lowest prices and highest rent-to-price ratios in the country. That very strength creates the main hurdle: the minimum loan amount. Here is how to choose.

Most "best DSCR lender in Michigan" lists are written by a lender or an affiliate paid to rank one. We do the opposite: we show you how to judge a lender for a Michigan deal so the answer holds up no matter who is paying whom. Where we link to a lender, we say so. See our disclosure.

Why Michigan is about the loan floor

Detroit, Flint, and other Michigan markets offer rentals at prices low enough that the numbers look incredible. The catch is structural:

  • Minimum loan amount. Many DSCR lenders will not write below roughly 75,000 to 100,000 dollars. On a cheap Michigan rental, the loan can fall under that floor and become unfinanceable. Ask every lender its minimum loan amount before anything else.
  • Condition and insurance. Older stock means roofs, mechanicals, and lead paint, and insurance can be elevated in some Detroit neighborhoods. Both affect the appraisal and your real costs.

The five things that separate lenders for a Michigan deal

  1. Minimum loan amount. The single most important question on a low-price property. A lower floor unlocks more deals.
  2. Neighborhood and condition appetite. How they treat older stock and specific Detroit submarkets.
  3. Insurance handling. Will they work with a higher premium where it applies?
  4. Pricing for your tier. Compare a quote for your actual credit and ratio.
  5. Prepayment structure. Ask for the exact step-down.
