You can finance a US rental as a foreign national with no SSN and no US credit, but only some DSCR lenders run that program. Here is what to look for and who to compare.

Why the lender list is shorter

Most of a DSCR loan is the same for a foreign national: the property's rent qualifies the loan. What changes is identity and credit. Without an SSN or a US score, you need a lender that runs a dedicated foreign national program and knows how to document you. Many lenders do not, so the real task is finding the ones that do and comparing their terms, which differ more than usual.

What to look for

  • A real foreign national program. Not an exception they make rarely, but a named product with documented requirements.
  • Accepted credit substitutes. Confirm what they take in place of a US score: a foreign bureau report, international bank references, or a letter of good standing.
  • Entity and ITIN flexibility. Many foreign investors buy through a US LLC; confirm the lender allows it and whether an ITIN helps your file.
  • Clear down payment and reserves. Expect 25 to 35 percent down and extra reserves; get the exact bar in writing.
