How to read it

Cash-on-cash return is annual pre-tax cash flow divided by the cash you invested. It answers a simple question: what does each dollar you put in earn per year. A stabilized rental often runs 6 to 10 percent; below that the deal leans on appreciation, which is not guaranteed.
